Representatives of real estate development firm Hall Emery and a number of their partners recently formally broke ground on 17th & Grand, a 165,000-square-office building that’s expected to be complete late next year. The project builds on Emery Hall’s work on the nearby 18th & Chet building, which opened in 2019. Local company Cooper Steel, one of the project’s equity investors, has signed on to lease 18,000 square feet and will move its headquarters to the building in early 2023.
The 17th & Grand project team include ESa Architects, Lee Company and JE Dunn with FirstBank providing construction financing. JLL Broker Kevin Ziomek represented Cooper Steel on its lease. In addition to its office space, the building will include structured parking, street-level retail, fitness and conferencing spaces and an outdoor roof terrace.
“We are thrilled to kick off the new year with a new development project and a great partner and tenant in Cooper Steel,” said David Wells, Hall Emery’s co-CEO. “To find ourselves in a better position a year after the start of the COVID pandemic is extremely fulfilling and a testament to all the hard work of the overall team to make it happen.”
